Get throw pillows with fun, bright colors and patterns that coordinate across all your outdoor furniture pieces. This is a quick and affordable way to add color and spruce up your space.

How Hotels and Their FF&E Are Getting
More Earth-Friendly

With Earth Day coming up on April 22nd, we’re taking a closer look at sustainability within the hotel industry. Historically, hotels have lagged behind other industries in adopting earth-friendly options since these products and systems were often more expensive to implement. However, now that investments in sustainability can deliver more return on investment than ever, the economics and mindsets are shifting.

It helps that as hoteliers work to make their properties greener, guests are taking notice. A hotel’s level of sustainability and eco-friendliness is increasingly a factor when guests are considering where to stay.

Earth-Friendly Hotels & Brands

More hotels are differentiating themselves through their efforts to go green, seeking LEED certification and guidance from the U.S. Green Building Council. LEED is a platform for the sustainable design, construction, and operation of a hotel with a special focus on cost-efficient environmental impact reduction, energy efficiency, and overall resource conservation. In March 2024, the USGBC reported over 4,025 LEED‐certified and registered lodging and hotel projects representing 1.54 billion square feet of built spaces.

Major hotel brands are putting their weight behind green initiatives also. Marriott has set goals for sustainable sourcing by 2025 and Hilton has a comprehensive plan and reporting structure to reach its aggressive 2030 environmental goals. A visible example of these efforts is the fast-growing trend of hotel brands’ adding “hydration stations” to their standards. These stations are meant for refilling reusable water bottles in an effort to reduce plastic waste in landfills.

Earth-Friendly Efforts & Benefits in the Hotel Industry

Whether LEED or not, hotels have a growing number of cost-efficient and high-impact opportunities to apply environmentally friendly concepts. These include:

  • Energy-saving lighting (LED)
  • Occupancy sensors and advanced energy management systems
  • Tracking Energy Star scores
  • Electricity from renewable energy, such as solar or wind
  • Recycling programs
  • A towel and linen reuse program
  • Building with green roofing material for more efficient stormwater management
  • Building with reclaimed wood and landscaping with native plants

A great example of an environmentally friendly approach is the Grand Hotel in Mackinac Island, Michigan. It is on a car-free island and is certified as a Green Lodging Michigan Leader by the Michigan Department of Energy, Labor, & Economic Growth. The hotel installed a state-of-the-art air-conditioning system that uses water for cooling guest rooms, which is then used to heat the swimming pool. Their water conservation program supports reusable containers instead of single-use plastic bottles.

Sustainable hotels can benefit not only by costing less to operate, but also by qualifying for special financing when making energy efficient and renewable energy investments.

C-PACE (commercial property assessed clean energy) programs offered by state and local governments allow hotel owners to avoid large up-front cash payments and instead repay their property improvement costs over 10 to 20 years.

Earth-Friendly FF&E with Innvision

Although green hotel FF&E is not prevalent yet, awareness is growing. Measuring the sustainability of hospitality products specified by ID Studio and purchased by ĂŰĚŇTV is a part of the process. In a life-cycle assessment, materials and finished FF&E score differently based on raw material acquisition, manufacturing, use, maintenance, and disposal.

Carpeting is a great example of this. Carpet has been a landfill problem due to the difficulty of separating the various components that makes low-cost recycling programs scarce. Carpet tiles tend to be more sustainable since only a small number may need replacement compared to total broadloom replacement. Furthermore, to improve indoor air quality, the Carpet and Rug Institute can test carpet for four different emission types.

Other metrics for evaluating FF&E materials and products include:

  • Embodied energy
  • Use of renewable materials such as wool, bamboo, and cotton
  • Recycled content
  • Energy efficiency
  • Use of local or regional materials
  • Durability
  • Low VOC content and low toxicity
  • Water conservation
  • Maintainability and reusability

Hunter Hotel Conference 2024 Recap

If you’re planning a hotel project, you want your design and procurement consultants to know what’s happening within the industry.

When we do our homework and connect with others in the hospitality marketplace, we can gain insights that help us better understand the challenges our clients face.

The Innvision team attends premier industry events such as the Investment Conference each year, which “welcomes anyone involved in the financing, management, and development of hotels,” including franchisors/franchisees, owners, management companies, lenders, consultants, designers, lawyers, and more. In this post, you’ll learn our highlights from the event and what we plan to bring back to our clients.

What We Learned

The 35th Hunter Hotel Investment Conference held in March had panels of industry experts who shared a wealth of information regarding the availability of capital, stats on leisure and business travelers, and which direction the hotel brands are taking with both new builds and renovations. It is clear that while lending, labor, and supply chain obstacles still exist, the hotel industry has recovered from the pandemic by many important measures.

Here are some other key takeaways from the Hunter Hotel Conference:

  1. Increased interest rates are making it challenging to secure funding for PIP renovations and new construction, and there are higher construction costs overall. However, developers are still building hotels and broker transactions in 2024 are happening at a faster pace than in 2023. Furthermore, the hotel broker panel expected transactions to rise in the second half of 2024.
  2. Hospitality is getting more attention and capital from lenders than most other commercial real estate sectors. One broker referred to hospitality as “the belle of the ball.”
  3. Over the last four years, there have been more first-time hotel buyers than ever before.
  4. If you can get capital, now could be a great time to buy a hotel at a discount to replacement value and with fewer buyers competing for each deal.
  5. Room demand has recovered significantly since the pandemic, but is still down slightly relative to 2019 (CoStar).
  6. CBRE forecasts 3% 2024 RevPAR growth, citing that consumers have discretionary income with employment staying strong and wage growth outpacing inflation.
  7. CoStar noted that people are planning vacations, more so than in 2019. Inflation-adjusted leisure spending was up 9% in 2023 and should grow 15% in 2024 and 18% in 2025.
  8. The return of group and business travelers is a compelling storyline. Group meetings are almost back to 2019 levels, though business travel won’t fully recover until after 2025 (CoStar).

Many industry experts at Hunter talked about being bullish on hospitality. But we heard hoteliers lament how capital is tougher and more expensive now, and hotel projects take longer and cost more than they did in 2019. Our advice to clients is this: invest in your assets now so you can stand out in your submarkets. Waiting until industry tailwinds return will often mean getting in line behind your competition. Innvision's 20th Anniversary: Reflecting Back & Looking Forward

Time flies when you’re having fun!

As we celebrate Innvision’s 20 years of providing interior design and FF&E to the hospitality industry, it seems two decades have passed quickly. Yet, we have grown and learned valuable lessons that can only come through sustained effort, experience, and a perspective built by time.

In this post, Innvision co-founders Walter Jones (Chairman) and Chris Parker (President) discuss industry changes, key learnings, and exciting opportunities ahead.

Brand Influence

Back in 2004, we noticed hotel brands beginning to play a more prominent role than they had previously, taking much firmer control over their product and raising the bar. Deservedly, brands wanted more say over what was going into their hotels, which simplified the procurement business and streamlined the distribution of hotel FF&E.

Today, the hospitality industry continues to be guided by a robust system of franchises. Innvision was fortunate to establish itself as a trusted provider to numerous hotel franchisors in the early days and remain in good stead with them over time as preferred suppliers within their systems. This has been a boon to Innvision’s growth and prosperity.

A Different Service Model

The competitive landscape in hospitality procurement and interior design has always demanded that providers differentiate themselves in how they create value for hoteliers. Therefore, from Innvision’s earliest days, we knew we had to create something new that the market needed.

We developed a nationwide team of field-based design and procurement consultants who visit our clients and job sites at key stages to provide the industry’s most hands-on project support. Their internal counterparts in project management and logistics, credit, accounting, and sales tax remittance, with advanced tools and technologies at their fingertips, ensure the rest of a procurement project flows smoothly. No other competitor in the industry is built this way at Innvision’s scale.

The Increasing Role of Design

We recognized the need to raise our game a few years after opening our doors. Our interior design capabilities at the time were adequate for limited-service brands, but we could not get design approval to work on any full-service or lifestyle brands. Therefore, in 2011, we started-up Innvision Design and began to bring over an impressive group of designers from highly respected stand-alone hospitality design firms.

As we grew, we added more design talent, moved into a bigger space, upgraded our software, and launched ID Studio in 2016.

Today, we are very proud of ID Studio, our team of 17 hospitality interior designers, their expanding project portfolio, and the growing relationships and recognition ID Studio has with hotel brand design teams. ID Studio now offers interior design to an increasingly sophisticated set of lifestyle, full-service, and select-service brands and properties.

Resilience

The Global Financial Crisis of 2008-2009 and the Global Health Crisis of 2020-2023 were devastating to the world economy. Although cycles are to be expected, few could have anticipated the depth of these downturns. Many in the US hospitality industry are still building back their businesses from when they stopped in their tracks over four years ago.

At Innvision, we are fortunate to have emerged from both the GFC and the pandemic as a financially sound company with a team and infrastructure geared for growth. This speaks to our resilience, capabilities, and strong collaborations and partnerships internally and externally. We are grateful to our clients, team members, and vendor partners to be where we are today.

Although the US hospitality industry currently faces challenges in various forms, with business and international inbound travel still on the rise, a strong overall economy, healthy supply and demand fundamentals, and other positive drivers, we find plenty of additional reasons to be excited about the future of the lodging market in 2024 and well beyond.

We will continue to see earth tones, bold accents, and lots of texture, while the clean, straight-lined, modern design style fades from popularity.

Owners and guests want their hotels to feel warm, inviting, cozy, and classic. Therefore, hoteliers will look to bring more depth to their properties with lots of textiles, natural elements, and inviting color schemes.

How to Stay On-Trend in 2024

Travelers want to stay in hotels that are unique and different from their day-to-day lives. With that in mind, keeping your hotel feeling relevant and modern makes it more attractive to guests.

ID Studio recommends four high-impact, low-cost ways you and your designer can update your hotel and implement 2024’s trends in color, warmth, and texture to make it feel more welcoming:

  1. Inject new accent pillows to bring more texture to a space without replacing an entire seating arrangement.
  2. Refresh your artwork, where you can also introduce texture and bold, warm colors in the artwork.
  3. Lighting also contributes heavily to the environment and vibe of a space. Select new table and floor lamps with warmer bulbs, more ornate styles, and warmer finishes (think bronze or brushed brass) to help elevate a space. Instead of all matte black finishes, we now see layering of finishes.
  4. Introduce plants to add atmosphere to your public spaces.

The above steps are simple and don’t require significant time or capital. However, by influencing how guests feel about your hotel, they can produce meaningful ROI.

Hotel FF&E Supply Chain Effects from the Red Sea Crisis & Panama Canal Drought

With today’s globally interconnected supply chain for hotel FF&E, if your products are coming from overseas, you can expect to see an impact when challenges arise in other parts of the world that affect major shipping lanes. Such is the case concerning the current Red Sea crisis and the Panama Canal drought.

In this post, you will learn what’s going on, how these events affect the hotel FF&E supply chain, and steps you can take to minimize the impacts to your hotel project.

The Red Sea Crisis & Panama Canal Drought

The unrest within the Middle East has created the opportunity for increased piracy within the Red Sea. Attacks to ships are making passage through the Suez Canal dangerous, so shipping companies are diverting vessels around Africa instead. This adds time and cost to shipments.

To make matters worse, in addition to Suez Canal issues, containers coming from the Far East are finding it difficult to cut through the Panama Canal, one of the world’s busiest waterways. Daily vessel transit restrictions due to severe drought conditions are allowing fewer ships to pass through the canal. A growing backlog is forcing ships to wait days or even weeks to get through, or else re-route south to go around South America. Either way, transit time and cost are higher.

How the Crisis and Drought Affect the Hotel FF&E Supply Chain

Hoteliers must plan for these new disruptions to the supply chain in their schedules and budgets. The Suez Canal and Panama Canal issues have caused the lead times of affected products to increase by an average of two weeks. Furthermore, current container costs have doubled in price. Thankfully, we have yet to see pandemic-level surges of $10,000 to $25,000 per container, but we are seeing container pricing from $3,000 to $6,000 – and rising. If Panama’s rainfall this year turns out lower than expected, the situation at the canal will get worse.

How to Minimize Their Impact on Your Projects

Due to the greater risk for delivery time and freight pricing increases, Innvision encourages you to check in with your FF&E provider on this topic. You’ll want to ensure they are staying on top of the current issues and sourcing products with minimal service impact whenever possible.

Domestic producers continue to be more reliable with their timelines. For any overseas products you’ll be purchasing, we recommend using manufacturers who take more aggressive inventory stocking positions to help offset some of these global issues.

Furthermore, the last three years of ever-changing supply chain dynamics challenged FF&E delivery planning. But fortunately, here in 2024, we can make an educated estimate of how long your hotel renovation will take.

Before we begin, it’s important to note the importance of hotel renovations. You elevate the guest experience by transforming and updating your space. In an industry as competitive as hospitality, hotels must maintain and refresh their properties regularly to stay current and appealing to guests.

So, how long do these renovations take, especially now that the supply chain disruption of the pandemic is largely behind us? Read on to find out and to discover ways to avoid renovation delays.

We’re happy to report that many good things happened in 2023. To close out the year, we’d like to highlight a few of our favorites—at Innvision and in the hospitality industry:

Innvision Bright Spots

  • At Innvision, we are coming up on our 20th anniversary as a company! We started in early 2004.
  • Hilton announced their 2022 Development Awards earlier this year, and two of our projects (interior design by ID Studio and FF&E procurement by Innvision) were on their list. Hilton Garden Inn Haymarket (VA) and Homewood Suites Destin (FL) both won New Build of the Year for their brands.
  • Innvision and Guest Supply completed the first full year within our announced 10-year partnership that extends Innvision’s interior design and procurement capabilities to help serve Guest Supply’s customers with FF&E project needs.
  • We completed renovations to our ID Studio space in Alpharetta, GA and to our Griffin, GA Innvision headquarters.

Hospitality Industry Bright Spots

  • Hotels are taking steps to reduce their carbon footprint. They are leaning towards more sustainable practices by utilizing solar power and other renewable energy sources, LED lighting, and energy-efficient appliances.
  • Work-from-home culture evolved more into “work-while-traveling.” Hoteliers have started offering unique office setups to tap into this expanding section of travelers.
  • Business travel showed further signs of recovery this year with a continued rise and normalization of travel rates.
  • Taylor Swift and Beyonce’s concert tours across the U.S. created a huge wave of hotel demand.
  • AI and automation entered the mainstream, and overall hotel technology continued its advance with better hotel management solutions, more keyless entry, chatbots, and other high-tech applications.
  • The construction pipeline grew. In Lodging Econometrics’ latest Construction Pipeline Trend Report, the total U.S. construction pipeline was up 7% Year-Over-Year (YOY) by projects and rooms.
  • The focus on health and well-being continued to trend within hospitality, with guests increasingly interested in hotel amenities and services that promote wellness, such as healthy food options, fitness centers, and spa services.
  • A recession in the U.S. never materialized, and we saw increased consumer confidence and sentiment. Among other things, this helped keep demand for hotel stays stronger.
  • Core Personal Consumption Expenditures (PCE) Inflation fell significantly to just over 3% by year-end, which will make the costs of construction materials and labor more affordable in the new year.
  • The Federal Reserve signaled this month that they are at the end of their interest rate tightening cycle. This, along with the possibility of interest rate cuts in 2024, has increased optimism among hotel owners, developers, and investors with floating rate debt, loans reaching maturity, and/or plans for new constructions.
  • Contactless payments are on the rise and have continued to simplify guest payment transactions in the hospitality industry.
  • Smart Room Controls, powered by the Internet of Things (IoT), Smart Sensors, and Voice-activated assistants, make guests’ stay more comfortable and efficient. These technologies assist guests by allowing them to control room lighting, temperature, and entertainment with simple voice commands or through a smartphone app.
  • Research shows that travelers are buying less and doing more; instead of buying a new car or an expensive TV, they’re opting for longer or pricier trips, tours, or dining experiences.
